1 Open Microsoft Excel. Create a two-column table, with one column titled "Year" and the second column titled "Cash flow." For this example, assume $75,000 has been invested in a business. The return from that $75,000 will be tracked over a 10-year period. Initially, the return on the investment will be small, but over time it should grow.

2 Enter the numbers 1 through 10 in the "Year" column.

3 Enter the following numbers for each of the years: "-75,000, 2,000, 4,000, 5,000, 7,000, 10,000, 20,000, 100,000, 250,000, 325,000". The "-75,000" should be in the row for Year 1; 2,000 should be in the row for Year 2, and so on. The "-75,000" is entered because that is the amount spent/invested in the business. The other numbers are positive because the hope is that there will be a positive, increasing return on the investment.

4 Enter "=irr" in Row 12.

5 Select the "Cash Flow" column values for the calculation.

6 Enter "0.2" as a guess. The guess is that the return on the investment is 20 percent. Then enter the closing parenthesis of the formula. If the guess portion of the formula is omitted, Excel assumes the guess is 0.1, or 10 percent.

7 Press "Enter." The internal rate of return for the investment is 34 percent. This means that the return on the $75,000 investment is 34 percent over the course of the 10-year business.

The above example uses Microsoft Excel 2007. However, the formula and concept are the same for other versions of Excel.

Compare the rate of return on a project with rates of return on other projects and use this as a factor in budget/expense decisions.

The rate of return on a project or investment may not always be positive. In those cases, the IRR will be a negative percentage.

...The NPV and IRR methods would in certain situations give the same accept-reject decision. But they may differ in the sense that the choice of an asset under certain circumstances may be mutually contradictory. The two methods would give consistent results in terms of acceptance or rejection of investment proposals in certain situations such as conventional investments or independent proposals. A conventional investment is one in which the cash flow pattern is such that an initial investment is followed by a series of cash inflows. Thus, in the case of such investments, cash outflows are confined to the initial period. The independent proposals refer to investments the acceptance of which does not preclude the acceptance of others so that all profitable proposals can be accepted and there are no constraints in accepting all profitable projects. However, in certain situations they will give contradictory results. This is so in the case of mutually exclusive investment projects. The examples of such projects are technical exclusiveness and financial exclusiveness. The term technical exclusiveness refers to alternatives having different profitabilities and the selection of that alternative which is the most profitable. Thus, in the case of a purchase or lease decision the more profitable out of the two will be selected. The mutual exclusiveness may also be financial. If there are resource constraints, a firm will be forced to select that project which is the most profitable......

It is often said that NPV is the best approach investment appraisal, which I why I will compare the strengths and weaknesses of NPV as well as the two others to se if the statement is actually true. Introduction To start of, the essay will attempt to explain the theoretical rationale of the net present value approach to investment appraisal as well as its strengths and weaknesses. From there, introduce the payback period method and then internal rate of return approach, as well as to consider their strengths and weaknesses. After outlining and explaining the three different approaches, it will finish up with comparing the different three and in a conclusion. NPV Net present value or NPV is an approach used to determine the value of an investment today (present) compared to the value of the investment in the future after taking the inflation and return into account. In simpler words, it compares the value of 1 pound today with the same pound in the future. Net present value is used in capital budgeting to analyze the profitability of an investment. It is usually calculated using tables and spreadsheets such as Microsoft Excel, but the main formula used to calculate net present......

...IRRC To know whether a project is feasible in terms of returns on investment, a firm needs to evaluate it with a process called capital budgeting and the tool which is commonly used for the purpose is called IRR. This method tells the company whether making investments on a project will generate the expected profits or not. As it is a rate that is in terms of percentage, unless its value is positive any company should not proceed ahead with a project. The higher the IRR, the more desirable a project becomes. This means that IRR is a parameter that can be used to rank several projects that a company is envisaging. IRR can be taken as the rate of growth of a project. While it is only estimation, and the real rates of return might be different, in general if a project has a higher IRR, it presents a chance of higher growth for a company. NPV This is another tool to calculate to find out the profitability of a project. It is the difference between the values of cash inflow and cash outflow of any company at present. For a layman, NPV tells the value of any project today and the estimated value of the same project after a few years taking into account inflation and some other factors. If this value is positive, the project can be undertaken, but if it is negative, it is better to discard the project. This tool is extremely helpful for a company when it is considering to buy or takeover any other company. For the same reason, NPV is the preferred...

...How to be or find a good Co-Worker The eight hours a day you spend at work can seem like an eternity if you don't get along with your coworkers. Sure, they may not be the easiest bunch with whom to get along with, that we have to look for a good and be a good coworker instead. There's nothing creepier than walking down the hall at work and greeting a coworker with a friendly "Hello" only to receive a stony stare in response. It’s just like a simple exchange of smiles and a "Hi" is the first step in forming a constructive workplace. Make eye contact and refer to people by name. This is the oil that keeps the engine of cooperation running smoothly. It doesn't mean you have to chat over coffee for an hour and it certainly doesn't mean you have to kiss anyone. Every job is a service job. Whether you work in IT, HR, Marketing, or Administration, you have something other people need. It could be know-how in your job role or the capability to perform certain business functions, like signing purchase orders. Unless it's a genuine emergency, don't hover outside someone's cube/office while they're busy with someone else, to "wait for them to get off the phone," or finish an existing conversation; just come back later. They will see you and feel pressured to get rid of the existing visitor or end the phone call. If you need assistance from someone else at work or have a question, see if you can look up the information/try the task before seeking help. Even if you can do this only......

...To find out ‘how accurately people can remember the details of a complex event.’ Abstract: This study is a replication of Loftus and Palmer (1974) original study on how a different verb in the question used to ask for the speed of the car affected the participants’ estimate on the speeds of the car crash. In this experiment, three videos were shown to them and they were asked a series of questions including how fast the car was when it smashed/contacted each other. The participants are teenage students from an international school in Hong Kong. It is hypothesized that the word ‘smash’ would cause a higher estimate in speed than the word ‘contacted’. Speed estimates for ‘smashed’ were in fact slower overall than ‘contacted’, a discussion on why the results were not replicated is included. The results from this experiment did not conform with the original study so they are inconclusive. ...leave the house and make my way to my mistress- down in Liverpool. She would always listen to me and wouldn’t shout at me like your mother would do- but as shameful as it sounds- she would fulfil my every wish and demand and after a couple of years I grew very fond of her. When I would go to visit her she instructed me to leave before midnight for that was when her son came home from the carer. One evening your mother found stains on my shirt whilst washing it and asked me to forgive her and for us to start afresh. After that night I started seeing her less and less until eventually I stopped seeing her at all. Many years had passed and one evening long after your mother had died I felt very lonely and wanted company when I remembered her and how good she made me feel. After debating with myself for a couple of hours, I decided to check up on her- for I hadn’t seen her for so long. So I instructed Joseph to set up my horse and I made my way back up to Liverpool. It was quite on the road which once was filled with liveliness. I made my way up to her front door and was just about to knock when I noticed small shoes in the right corner of the foot mat and that the door was already opened. I opened the door with my small finger and noticed a difference- the whole house was different in fact. Windows flung with bad airs coming in and good airs going out. Beams of light streamed through the worn wooden slats covering the holes that once contained glistening panes of glass.......

Many companies will tell their associates to only take care of those that chose to be associates with the company and not just customers * Associate based companies will never survive and in a way they are more of a illegal pyramid company. The reason I say this is most companies only make money when they sale their products to consumers and not to the associate. * Consumers are what real honest companies focus on. Think about it …If you take a 100 percent of a companies earnings and break it down * You will realize that only 20% are sales associates and 80% are consumers. * Now with that said how can a company only survive off of the 20% of associates and tell the 80% of consumers we are not worried about you because you are just consumers. * They would be out of business right? ...1. How to Find the Value of a Dividend Stock A dividend growth discount model provides a simple approach to value a stock with dividends that grow at a stable rate. Definition of 'Gordon Growth Model' A model for determining the intrinsic value of a stock, based on a future series of dividends that grow at a constant rate. Given a dividend per share that is payable in one year, and the assumption that the dividend grows at a constant rate in perpetuity, the model solves for the present value of the infinite series of future dividends. Where: D = Expected dividend per share one year from now k = required rate of return for equity investor G = Growth rate in dividends (in perpetuity) Gordon Dividend Growth Discount Model The Gordon Growth Model requires 3 inputs: * Expected dividends one year from now (D1) * Assumed Dividend Growth Rate (GR) * Your required Rate of Return (RR) D1 The Value of Stock = ————– (RR – GR) Illustration of Dividend Growth Model Using Intel (INTC) Assumptions: * Expected Annual Dividend One Year From Now (D1) = $0.89 * Assumed Dividend Growth Rate (GR) = 6% (.06) * Your Required Rate of Return (RR) = 10% (.10) . 0.89 Value of Intel = ————– = $22.25 (.10 – .06) * Since Intel is trading in the general area we can conclude......

...How to Find the Median Value It's the middle number in a sorted list. Median Value The Median is the "middle number" (in a sorted list of numbers). How to Find the Median Value To find the Median, place the numbers you are given in value order and find the middle number. Example: find the Median of {12, 3 and 5} Put them in order: 3, 5, 12 The middle number is 5, so the median is 5. Example 2 Look at these numbers: 3, 13, 7, 5, 21, 23, 39, 23, 40, 23, 14, 12, 56, 23, 29 If we put those numbers in order we have: 3, 5, 7, 12, 13, 14, 21, 23, 23, 23, 23, 29, 39, 40, 56 There are fifteen numbers. Our middle number will be the eighth number: 3, 5, 7, 12, 13, 14, 21, 23, 23, 23, 23, 29, 39, 40, 56 The median value of this set of numbers is 23. (Note that it didn't matter if we had some numbers the same in the list) Two Numbers in the Middle BUT, if there are an even amount of numbers things are slightly different. In that case we need to find the middle pair of numbers, and then find the value that would be half way between them. This is easily done by adding them together and dividing by two. An example will help: 3, 13, 7, 5, 21, 23, 23, 40, 23, 14, 12, 56, 23, 29 If we put those numbers in order we have: 3, 5, 7, 12, 13, 14, 21, 23, 23, 23, 23, 29, 40, 56 There are now fourteen numbers and so we don't have just one middle number, we have a pair of middle numbers: 3, 5, 7, 12, 13, 14, 21, 23, 23, 23, 23, 29, 40, 56 In this example...

...means that how much the project could create to shareholders' wealth, the more the NPV, the more value the project makes and the higher the stock's price. If NPV equal to zero means the cash flow which the project makes can compensate for the cost of investment, the rate of return equal to required rate of return. If NPV exceeds zero, the part of exceeded belongs to shareholders. Accept the project which has a positive NPV will create positive economic value added and market value added. In this case, it can be seen clearly from Table 1, SSW and CCS both has a positive NPV, they all create value and wealth for the company. What should be mentioned is that, the NPV of SSW is higher than CCS, it means SSW could add more value than CCS. Table 1. the NPVs of SSW and CCS SSW CCS NPV 240,796.39 226,897.07 2.IRR IRR(Internal Rate of Return ) is the discount rate that make the inflows to equal the initial cost, in other word, it makes NPV to equal to zero. IRR is an estimate of expected project's rate of return. If this return exceed the cost of the capital used to the project, the part of difference is a dividend to shareholders and causes the stock's price to rise. If the IRR is less than cost of capital , shareholders have to make up. In this case, the cost of capital of these two restaurants both equal to 10%, the Table 2 shows that the IRR of SSW is 28.35% and the IRR of CCS is 31.08% , both higher than 10%. But CCS has a higher IRR than SSW. Table 2. the IRRs......
