‘Because professional personnel in construction and real estate industries are key actors in the process of converting sales leads into purchases, specific training in sales, PR and advertising technique should be part of their professional training’

Debate this statement illustrating your answer with examples from your own experience. You may elect to discuss either the construction or real estate industry for your examples.

The professional working in the house building industry must have an overview of the company structure and how each different department fits cohesively with another. It would be naïve and ignorant for a sales manager for example, not to have an understanding of the construction or land process however limited. Similarly the sales manager must be aware and have an understanding of the client added benefits and differentiation of their services or product from a similar competitor. If the statement is to be accepted that professionals are key actors in the process of sales leads into the purchases, then this is very likely to be personal selling (as apposed to general selling). ‘Personal selling is done face to face, this demands good interpersonal skills’1 and ‘most sales people are well educated well trained professionals who work to build and maintain long-term relationships with customers’2. The larger the company the more likely this statement will be true. It ‘is a form of marketing communication and as such is part of the firm’s communication or promotional mix’3. Therefore selling is of vital importance to the business and as such should be at the heart of all professionals work and actions. All professionals are company ambassadors.

The individual professional must possess certain character traits to be effective in the sales conversion. The traits could include as Lancaster and Massingham 1993 describe: Stability,…...

Promotion Sales

...1 6 CHAPTER Advertising, Publicity, and Sales Promotion In the summer of 1965, 17-year-old Fred DeLuca was trying to figure out how to pay for college. A family friend suggested that Fred open a sandwich shop—and then the friend invested $1,000 to help get it started. Within a month, they opened their first sandwich shop. From that humble start grew the Subway franchise chain with more than 33,000 outlets in 91 countries. Targeted advertising, timely publicity, and sales promotion have been important to Subway’s growth. For more than 10 years, memorable Subway ads featured Jared Fogle, a college student who was overweight but lost 245 pounds by only eating Subway’s low-fat sandwiches like the “Veggie Delite.” Jared says it was a fluke that he ended up in Subway’s ads. After all, he was recruited to do the ads because of good publicity that Subway got after national media picked up a story that Jared’s friend wrote about him in a college newspaper. Subway’s strategy at that time focused on its line of seven different sandwiches with under 6 grams of fat. The objective was to set Subway fare apart from other fast food, position it to appeal to health-conscious eaters, and spark new sales growth. Jared already knew he liked Subway sandwiches, but the “7 under 6” promotion inspired him to incorporate them into his diet. As soon as Jared’s ads began to run, word of his inspiring story spread and consumer awareness of Subway and its healthy fare increased. It’s always hard......

Sales Technique

...Sales Promotion Techniques Sales promotion describes promotional methods using special short-term techniques to persuade members of a target market to respond or undertake certain activity.  As a reward, marketers offer something of value to those responding generally in the form of lower cost of ownership for a purchased product (e.g., lower purchase price, money back) or the inclusion of additional value-added material (e.g., something more for the same price). Sales promotions are often confused with advertising.  For instance, a television advertisement mentioning a contest awarding winners with a free trip to a Caribbean island may give the contest the appearance of advertising.  While the delivery of the marketer’s message through television media is certainly labeled as advertising, what is contained in the message, namely the contest, is considered a sales promotion.  Sales promotions are used by a wide range of organizations in both the consumer and business markets, though the frequency and spending levels are much greater for consumer products marketers.  One estimate by the Promotion Marketing Association suggests that in the United States alone spending on sales promotion exceeds that of advertising. Promotions are all about deals, visibility, and working to “grab” the customer. Deals are the way to brand loyalty or creating product awareness and this is done by promotions which include: coupons, rebates, promotional Pricing, trade-ins,......

Foreign Direct Investment and Its Impact on Real Estate Development

... CHAPTER ONE 1.0 INTRODUCTION 1.1 BACKGROUND TO THE STUDY In a published report on Business Day by Chuka Uroko (2015), he explained that, Lagos, Abuja and Port Harcourt, Nigeria’ commercial, administrative and petroleum industry capitals respectively, are the top real estate investment destinations, and account for as high as 65 percent of all activities in this asset class, a report by the National Bureau of Statistics has revealed. The report indicated that Lagos has the greatest amount of real estate activities at 37 percent, followed by Abuja with 22 percent and Port Harcourt (Rivers State) with 6 percent, all covering 65 percent of real estate activities in the country. The trio, often regarded as Nigeria’s traditional cities, have seen increased tempo of activity in real estate development and much of the investments that have gone into real estate in the country in the last decade were concentrated in these cities. Nigeria’s has a burgeoning real estate sector, which by the GDP rebasing exercise in the country in April 2014, was discovered to be the fastest growing and sixth largest sector in the Nigerian economy, explaining the rising level of investment in the sector by both local and foreign investors. Foreign direct investment (FDI) is defined as “an investment in which a firm acquires a substantial controlling interest in a foreign firm (above 10 percent share) or sets up a subsidiary in a foreign country” (Chen, 2000).
